When repair is right, and when it isn't

The question is always what's underneath. If the base is still sound and the damage is on the surface, repair is the correct and far cheaper answer. Cracks get filled, potholes get cut out and rebuilt, and the pavement carries on for years.

If the base has failed, patching only buys months. You'll see the signs: potholes that keep coming back in the same spot, ruts along the wheel paths, edges crumbling away, or a surface that flexes under a loaded vehicle. That's the sub-grade moving, and no amount of asphalt on top will hold it. In those areas the fix is a full-depth repair, dig out, rebuild the base, repave, or, if it's widespread, resurfacing the whole surface.

Why cracks matter

An open crack is a channel straight into the base. West Texas rain arrives fast and hard, and once water is under the pavement it softens the material holding everything up. The crack itself is cheap to fix: what it lets in isn't.

How we fill them

Clean the crack out first, because sealant over dirt and grit doesn't bond and pops out within a season. Then a hot-applied rubberized filler that stays flexible through temperature swings instead of cracking back open.

When to do it

As soon as cracks are wide enough to take filler, and before sealcoating, sealcoat is a surface protectant, not a structural repair, and sealing over an open crack just hides it while it keeps growing.

Why potholes come back

A pothole filled badly comes back in the same spot, usually within a year. The shortcuts are predictable: the hole wasn't cut back to sound pavement, the edges were left feathered instead of squared, cold mix was shoveled in and tamped by foot, or nobody dealt with the water that caused it.

We do it the right way: square the hole back to solid material, remove failed base, rebuild and compact in lifts, and finish flush with the surrounding surface. And if the water has an obvious source, like a low spot, we'll point it out, because fixing the hole without fixing the cause means doing it again.

    How much does asphalt repair cost in Odessa or Midland?

    Should I fill cracks before sealcoating?

    Yes, always. Sealcoat protects the surface but is not a structural repair and will not bridge an open crack. Sealing over one buries a problem that keeps growing underneath. Fill first, then seal. That order is what makes the sealcoat worth doing.

    When is the best time to repair asphalt in West Texas?

    Warm, dry weather, so spring through autumn suits most repair work. Crack filler and hot mix both need dry surfaces to bond properly. We'd rather wait for the right conditions than rush work that fails early.

    Can you repair a parking lot without closing it?
